AIIMS Rewari: a real institution building, sold ahead of itself

The project's history rewards precision. It was approved in 2019 for Manethi at ₹1,299 crore, stalled when the site failed Aravalli forest clearance, shifted to Majra, re-sanctioned through 2023 at ₹1,337 crore, and reached its foundation stone in February 2024 at "about ₹1,650 crore" — three official cost figures in five years, which is why we quote the latest with its date rather than the folk "₹1,646 crore" that appears in no release. The 48-month construction language in parliamentary replies runs from encumbrance-free land handover, not from announcements — the arithmetic that explains why 2019's approval becomes a hospital in the late 2020s.

The commissioning sequence is the honest guide for land around any AIIMS: academics open first (seats approved, faculty hiring — that has happened), OPD follows, the full 750-bed hospital last. Ministerial OPD targets have slipped once already; the investment-pipeline's 31 December 2026 is a completion entry, not a promise of a functioning tertiary hospital that day. A belt priced on "AIIMS operational" while the record says "under construction, recruitment open" is a belt trading a year or two ahead of its own facts.

What buyers should check on institutional-anchor pitches anywhere: the official stage (sanctioned, building, partly open, functional — four different prices); whether access infrastructure is built (Majra's rail overbridge was still pending at last review); and whether the acreage and bed numbers quoted trace to PIB or to the pitch's enthusiasm. Institutions are the best anchors in land — and the slowest, which is exactly why the grading pays.
