Global City: concrete in the ground, no buyer on the land

The construction is real and the ambition documented: a utility-tunnel city with a 350-million-litre reservoir, tendered in September 2023, targeted first for October 2026 and now — per the Chief Minister's reaffirmation relayed by press — December 2026, with aggregator estimates around a fifth complete in early 2026. None of that is the story. The story is that three rounds of land tenders across two years produced no confirmed buyer at the reserves set, even for parcels re-cut to friendlier sizes. When the state's premier agency cannot clear its premier parcels at its own prices, that is price discovery — downward — published more honestly than any broker ever would.

The litigation chapter carries its own lesson for buyers everywhere: the auction postponement came when HSIIDC belatedly found a thousand acres of its own project land challenged in writ petitions — on land acquired long ago, held by the state itself. If title complexity can surface inside a government flagship after the advertisement went out, the case for khasra-level verification on private land needs no further argument.

What to check when Global City reaches an investment conversation: whether any parcel has actually transacted since this page's verification date (none had); whether quoted contract values reconcile (the press record carries a ₹940-crore and a ₹7,940-crore figure for the same award — we quote neither as fact); and whether the tallest-tower talk is being retailed as a project (it is a proposal on 6.7 acres, nothing more). The registry's job is exactly this grading.
