The status history in one paragraph: Haryana cabinet approval in July 2019, Railway Board approval that October, Union CCEA sanction in September 2020 at ₹5,617 crore. The first fruit came on the Manesar side — the 5.9 km to New Patli, running freight for the car plant. Then the hard part: the 4.7 km double-stack-capable tunnel through the Aravalli near Sohna achieved its first breakthrough on 23 February 2026, with tunnelling completion expected by December 2027 per the project's own release. In March 2026 the state cabinet approved a revised cost of ₹11,700 crore — roughly double the sanction — with completion "targeted by 2028". Every mid-2026 date once attached to the Palwal-side packages has passed without a commissioning; that is not scandal, it is large-project reality, and it is exactly why our shortlists quote stages rather than promises.

What buyers should check before paying an orbital-rail premium: which package serves the parcel's side and its current state (the corridor page you are reading carries the dates); whether any khasra sits inside the notified acquisition footprint — a restriction, not a rumour; and what the parcel is worth on the operating assets alone — the NH-44, the KMP, and the DFC station already running at New Prithla — because that is the floor the rail thesis builds on, not a substitute for it.

The passenger question deserves its own honesty: HORC is designed for both freight and passengers, but electrification and trials sit in FY2027–28 planning language, so passenger service anywhere on the line is a 2028-era prospect. A plot pitched on "train to Gurgaon from Prithla" is pitching the last milestone of the project as if it were the next.
