Where does the e-flow snag in practice?

What should be in hand before you start the online half?

  • A working mobile for the OTP login — the portal's flow authenticates every session against it.
  • Party particulars exactly as the record and identity documents carry them — name mismatches found at the drafting stage cost minutes; found at the desk, weeks.
  • The khasra numbers, shares, and village of the parcel, from a current nakal.
  • The consideration and the current collector rate, so the duty computation through e-GRAS lands on the higher-of number without surprises.
  • Two witnesses' names and IDs, arranged before the appointment is booked, not the night before it.

How does the money move through the flow?

Electronically, end to end, and the receipts are the point. Stamp duty and the registration fee pay through e-GRAS — the state's electronic receipts channel — against the deed's particulars, generating the reference the registration system reconciles at the desk; there is no physical stamp paper to buy and no franking queue to stand in. Pay against the exact deed, keep the e-GRAS reference with the appointment slip, and reconcile both against the endorsements before leaving the sub-registrar's room.
