Girdawari, explained: the record that says who actually farms the field

What exactly does the patwari record?

Twice a year, khasra by khasra: what stands in the field (crop, or fallow), the soil-and-irrigation class the entry rides on, and who is cultivating — owner, tenant, or someone else entirely. The field kanungo checks the patwari's rounds and senior revenue officers sample them each harvest. Over the years those entries braid into the field's biography: who has actually worked this land, season after season.

Why do buyers and heirs care about a crop register?

Because possession is where quiet claims grow. A seller who owns on paper but has never appeared in the girdawari invites the obvious question; a long run of some third name in the cultivation column can mature into tenancy assertions and, at the extreme, adverse-possession folklore that takes years to untangle. For inherited land, the girdawari often tells the family truth the jamabandi has not caught up with — one sibling's tractor, twenty harvests, and expectations to match. Read it before pricing, not after.

Where do you actually get it?

From the revenue side, not a website: as of our last live check the Haryana land-records portal serves the jamabandi and mutation online but no public girdawari nakal — certified copies come via the patwari and tehsil, and the state's e-Girdawari capture (patwaris logging entries with GPS and photographs) is an internal modernisation, not a public viewer. The separate Meri Fasal Mera Byora portal is a farmer crop-registration system, useful context but not the girdawari register.

Practical order for a deal: jamabandi and mutation from the screen, girdawari and the field walk from the ground. This practice treats the four as one verification — the possession column has vetoed more than one otherwise-clean purchase.

When is each season's entry actually made?

On the crop calendar, in the field: the kharif inspection round begins in October, the rabi round in March — the patwari walking the harvest and recording, khasra by khasra, what stands and who cultivates it. That rhythm has two practical consequences. A parcel's girdawari is only as current as the last completed round, so in September you are reading the previous rabi, not the standing kharif. And because the entry is made by observation rather than by claim, it is the one record a paper-only fraud finds hardest to fake — which is exactly why a buyer's lawyer reads it and why a seller should read their own before a buyer does.

Why does girdawari decide arguments paper cannot?

Because possession is the fact courts, police, and panchayats reach for first, and girdawari is possession with a date on it. When a sale is challenged years later — "my brother had no right to sell," "we were always in possession" — the season-by-season record of who actually cultivated is evidence no affidavit outweighs, written contemporaneously by an official with no stake in the family's quarrel. That is why a buyer's file should close with the girdawari showing the seller's possession up to the sale, and the buyer's own cultivation (or recorded management) after it: you are not collecting paper, you are laying down the stratum a future dispute will drill into. The cheapest insurance in land is a boring girdawari in your own name, season after season.

How do you get a copy — and what if it is wrong?

Unlike the jamabandi, the girdawari has no public online copy in Haryana as we write this — the extract comes from the patwari or the tehsil on application, which is why it is the record buyers most often skip and the gap frauds most often use. Read three years of it, not one: a single season proves a moment, a run of seasons proves a story. Where an entry is wrong — the neighbour's name on your cultivation, a tenant recorded as something more — the correction runs through the revenue officers, and it is dramatically easier to fix before a transaction depends on it than during one. A wrong entry left standing for years hardens from clerical error into someone else's evidence.

Girdawari corrections, briefly

Entries can be wrong — a missed season, a mis-named cultivator — and the correction path runs through the revenue hierarchy with notice to affected parties. If a parcel you own shows someone else farming it, treat that as this quarter's errand, not next decade's litigation: corrections age badly, and harvest entries compound like interest.
