IGRSUP: how a UP deed actually gets registered

What is IGRSUP?

IGRSUP (igrsup.gov.in) is the Government of Uttar Pradesh's Stamp and Registration portal, and its Property Registration section is the front door to registering a sale deed. You begin as a "New Applicant", choosing the district, tehsil and sub-registrar, verifying a mobile number by OTP, and creating an application number and password to fill and track the registration. If you have registered a deed in another state, treat this as an unrelated system with its own login flow.

What can you do online before the appointment?

A great deal, and doing it carefully is what makes the counter visit short. On IGRSUP you draft the deed itself in Hindi using the portal's typing tool, prepare the party and witness details, pay the registration fee, and book the Sub-Registrar appointment. One official instruction is worth repeating exactly because people get it wrong: pay the registration fee through the treasury (Rajkosh) e-challan by selecting the Property Registration option within the flow — not directly from the Rajkosh website. The stamp duty is paid separately, by e-stamp.

• Create the application (district → tehsil → SRO; mobile OTP).
• Draft the deed in Hindi on the portal.
• Pay stamp duty via SHCIL e-stamp; the registration fee via the treasury e-challan (from within the flow).
• Book the Sub-Registrar appointment.

How is stamp duty paid in UP?

Through SHCIL e-stamping. Stock Holding Corporation (SHCIL) is the Central Record Keeping Agency for e-stamps, and Uttar Pradesh is among the states where the duty can be paid online and an e-stamp certificate printed — each certificate carrying a unique identification number and a barcode that can be verified. So UP effectively has two rails: the stamp duty via the SHCIL e-stamp, and the registration fee via the IGRSUP treasury e-challan. Confirm the current e-stamp channel for your sub-registrar, since availability can vary by office.

What happens at the Sub-Registrar office?

The in-person part is short but decisive. On the booked date the parties present themselves at the sub-registrar office with the original identity and residence proof, and — with two witnesses — undergo Aadhaar biometric capture and photographs; the deed is then executed before the Sub-Registrar and registered, and the registered document is returned. Nothing about the online preparation substitutes for this presentation; a deed is not registered until it is executed before the SRO.

A note on the rates

We deliberately do not restate the stamp-duty percentage on this process page, because the official IGRSUP rate pages are not straightforward — the portal's stamp-rule page has served historical rules rather than the current schedule — so the rate is best taken from a live calculation on the official calculator, which the UP stamp-duty guide covers. Registration is a step; the number that rides on it belongs on the money page, sourced and dated.

What comes after registration?

Mutation. Registration proves the transfer, but the khatauni does not change until dakhil-kharij (mutation) is done — and in UP that is a separate step under Section 34 of the Revenue Code, not an automatic consequence of registration (in some districts the mutation case is auto-filed at registry, but it still needs the Tahsildar's order).
